Czech Housing Starts

Czech Republic housing starts fell by 3.8% from 8,306 units in Q1 2025 to 7,989 units in Q2 2025. This marks the lowest level since Q1 2018. The decline occurred despite overall construction output growth of 7.4% year-on-year in Q1 2025. A decrease in building permits by 16.2% year-on-year in the first five months of 2025 contributed to supply rigidity. Housing affordability worsened as prices rose 9.94% year-on-year in Q1 2025, exceeding income growth. The Czech National Bank kept its key interest rate at 3.50% due to housing market inflation. Czech Republic's record low housing starts was 5,164 units in Q1 2016 and record high was 12,826 units in Q3 2021.
